Types of Commercial Roofing Applications
EPDM (ethylene propylene diene monomer) is the most common application for commercial flat roofing. EPDM is a synthetic rubber sheet material used to line ponds and water gardens in landscaping projects. The EPDM membrane can be laid down without adhesive by using stones or pavers to weigh the material down. This method promotes the evaporation of excess water on the surface.
TPO, Thermoplastic Polyolefin, is becoming very popular in commercial roofing. TPO is composed of synthetic materials and fabric reinforcements for extra strength and durability. It's moisture-resistant and contains natural reflective properties to ward off the sun's ultraviolet rays which often cause roofing to dry out and crack over time. TPO also tends to conserve energy better within a building.
Torch-down roofing is made of modified asphalt with a resin additive. When fused by a torch, the composition creates a solid waterproof layer. This material is ideal for both commercial and residential flat or low slope roofing.
BUR is a mixture of layered bitumen (a petroleum byproduct) and reinforcing fabrics. It has also been referred to as tar and gravel roofing, producing a finished membrane. BUR is frequently used on flat or low-sloped roofing.
Modified bitumen roofing (MBR) is a flexible coating packaged in rolled sheets. These sheets are laid along the roof atop a base sheet membrane. MBR is lightweight and performs well in colder weather, severely harmful to commercial roofs.
PVC is a synthetic, thermoplastic polymer with substantial benefits to commercial properties, including fire, water, and wind resistance. PVC roofing material typically arrives in rolls using full adhesion, seam welding, or mechanical fastening techniques.
The primary issue with low and flat sloped roofing is how they hold water, ice and debris longer than typical pitch roofs. The negative outcome is commercial roof systems composed of materials resistant to absorbing moisture. Standard sloped roofers usually feature overlapping shingles that allow water to slide over them.

Reasons Why You Should Get A New Roof
The roof protecting your commercial property has to be consistently dependable. While commercial-grade roofing is extremely durable, wear and tear over time eventually leads the need for a roof replacement – a very worthwhile investment.
The roofing industry is technology-savvy and highly innovative. Like never before, commercial roofing materials last longer, resist moisture intrusion, protect against destructive UV sun damage, and promote energy efficiency. Today’s roof coverings and advanced roof coatings can be installed and applied with great efficiency, as well.
A commercial establishment serves many types of clients – from tenants of multi-family housing structures, to warehouses containing valuable equipment and possessions, to retail space full of expensive inventory and a constant flow of customers. Commercial facilities don’t just need to protect property from the natural elements but they need to look clean and well maintained in order to make a good impression on your company brand, attract clientele, and operate your business smoothly.
Signs You Need a New Roof
Flat and low-slope roofing, common to most commercial buildings, must perform with watertight precision. Ponding water, cracks in the roof membrane, and puncturing from airborne objects, such as as fallen limbs are just a few things which can impact a roof and lead to leaks, water stained ceilings and walls. While repairs can often mitigate moisture intrusion, a roof replacement may be the ultimate solution.
Flashing around roof penetrations, such as exhaust vents and skylights, can become displaced by severe weather conditions and aging roof that have become brittle by years of UV sunlight. When flashing becomes compromised, water can penetrate through the roof layers and ultimately into parts of the building interior. Problems with flashing don’t always mean a new roof is necessary, but if problems with flashing go neglected for too long, large portions of a commercial roof, or the entire roof, may need to be removed and replaced.
Efficient rainwater drainage from flat roofs and low-slope roofs, so common to commercial properties, is extremely important. Scuppers, gutters, and downspouts that become blocked or clogged cause water to stay trapped on rooftops. A commercial roof that has retained water for too long becomes degraded and can loses its water-resistant capability.
It is wise not to try and tackle this kind of project on your own. You can trust Pro-Tech with their expertise in commercial roofing, as they have completed many successful projects like these before.
Many commercial structures feature parapet walls. Parapets are an aesthetic element, as well as a functional feature of flat roof properties. When drainage from a roof is compromised, or during periods of heavy precipitation, water can set along parapet walls increasing the chance of water penetrating through to inner walls and building interiors. Roof coverings that do not account for parapets may require replacement. Roofing membrane material should always run up the inside face of a parapet wall at least 6 inches.
The sun is a menace for flat and low slope roofs. Over time, UV rays can make roof coverings dry and brittle. Cracks in a roof allow water to penetrate and pose the risk of leakage. Roofs become discolored by water trapped between roof layers or by standing or “ponding” water. Roof discoloration is a sign that things are not all right with a commercial roof and a roof replacement may be the best solution.
